Project Update

Construction is underway on the development.


Developer: Olson Urban Housing, LLC

Project Location: Vacant site of 3.05-acres that was formerly a Marie Callender's restaurant at 1030 West Foothill Boulevard located near the southeast intersection of Towne Avenue and Foothill Boulevard.

Project Status: The City Council has approved the Tentative Tract map and density bonus for this project. The developer is Olson Urban Housing LLC.


Project Details

The project proposed by the Applicant, Olson Urban Housing, LLC (“The Olson Company”) includes the following:

  • 56 for-sale townhome condominium units consisting of 2-, 3- and 4-bedroom units including 12-live/work units. Proposed unit sizes range from approximately 1,333-SF to 2,231-SF.
  • The development is comprised of 10 separate buildings, six of which have three-stories, reaching a maximum height of 37'-6”, while the remaining four are two-stories, with a maximum height of 30'-0” (both as measured from grade to the roof's ridge). The three-story buildings are located towards the property's Foothill Boulevard and Towne Avenue frontages, as well as at the center of the site. The two-story buildings are located at the southern portion of the site where the property abuts single-family residential properties to the south.
  • 12 live/work units, arranged in two six-unit buildings fronting Foothill Boulevard.
  • Vehicular access to the site is provided along Foothill Boulevard and from the existing alley of off Towne Avenue.
  • 112 covered parking spaces in garages in both side-by-side and tandem configurations, along with 18 uncovered spaces on the property.
  • A landscaped open space area of 13,677-SF at the center of the site providing shared open space for the development's residents along with 4,880-SF of private outdoor space provided through ground-level courtyards and second-floor balconies.
  • The proposed residential buildings feature a Spanish Monterey-influenced architectural style with earth tone color schemes and clay tile roofs. The proposed live/work units have a contemporary architectural style with ground floor storefront windows and contemporary awning elements creating a commercial feel along Foothill Boulevard.
  • The Applicant is requesting City Council approval of a Density Bonus Housing Agreement to permit a density bonus of 20% pursuant to the State Density Bonus Law by providing four below-market rate units affordable to low-income households.

The Initial Study/Mitigated Negative Declaration was available for public review from April 26 to May 25, 2023.
